Design-Build vs Traditional Contracting: Which Is Right for You?

Two Ways to Deliver a Building

When you decide to build in Ghana, one of your first real decisions is not the design — it is how the project is contracted. There are two main routes. In traditional contracting, you appoint an architect to design the building, then tender that design and appoint a separate contractor to build it. In design-build, one accountable team handles design, costing, permits and construction under a single contract. Both can deliver a good building. They behave very differently when something goes wrong, and the difference usually shows up in your budget and your stress levels.

How Traditional Contracting Works

The sequence

You engage the architect first. The design is developed, then a quantity surveyor measures it into a Bill of Quantities, and the priced design goes out to tender. Contractors bid, you appoint one, and construction begins.

Where it suits you

Traditional contracting gives you maximum design control and a competitive tender on a fixed design. It works well when the design is genuinely complete before pricing, and when you (or your architect) have the time and experience to administer the contract and coordinate the parties.

The weak point

The weak point is the gap between designer and builder. If a problem appears on site — a detail that cannot be built as drawn, a quantity that was under-measured — the architect can say it is the contractor’s execution and the contractor can say it is the design. You are standing in the middle of that argument, and it is your project and your money caught in it.

How Design-Build Works

The sequence

One team is appointed for the whole project. The architect and engineer develop the design while a quantity surveyor prices it in parallel, so design decisions are costed as they are made. The same team holds the permit process, procurement, and the build.

Where it suits you

Design-build gives you a single point of responsibility and, usually, a faster programme because design and construction overlap. It is well suited to clients who want cost certainty early and do not want to administer the relationship between separate parties — which is most private clients, and almost every diaspora client building from abroad. The honest trade-off

Design-build is not about the lowest possible price, and we will not pretend otherwise (LAW-39 plain talk: avoid anyone selling you “cheap”). It is about cost certainty and accountability. Because one team controls the whole chain, there is nowhere for blame to hide — but you are placing more trust in that one team, so their track record matters more.

The Cost Question — Honestly

In both routes, the real cost of your building comes from a Bill of Quantities, never from a per-square-metre guess. A BoQ measures and prices every material and trade for your specific design — which matters when material prices move (cement roughly GH₵85–130 a bag, iron rods around GH₵6,300–11,000 a ton). The difference between the two routes is when the cost is fixed and who is accountable for keeping to it, not which one is magically cheaper. Whichever route you choose, the build should follow Ghana’s building regulations (L.I. 1630) and the Ghana Building Code (GS 1207:2018), with registered architect (GIA), engineer (GhIE) and quantity surveyor (GhIS) input on projects that require them, and EPA permitting (L.I. 1652) where it applies.
